OCTOBER

While
a few small details remain to be completed, 225 N. fourth is substantially
completed and was unveiled to the public on Thursday September 28.
Over 200 people enjoyed the views, indulged in cocktail and hors
d'ouevers and toured the project.
The first
buyer has moved in with others to follow in October and November.
Work remaining consists largely of painting, exterior details and
punch list items. Buyer option and upgrade work (counters, plumbing
fixtures, specialty lighting, floor finishes, etc.) continues on
the units that have been purchased. Many of the upgrade options
have proven popular with buyers including fireslate countertops
and wading pool lavatories.
The model
units were completed earlier in the summer and unit 202 is fully
furnished with an outstanding collection of modern furnishings from
Design Within Reach. (All items are discounted and available for
sale! Contact our office if you are interested.)
Views
of the downtown skyline from all units, and especially balconies
are among the best in central Ohio and have been a major selling
point for many buyers. The project has been featured in numerous
publications including C magazine, and Inside 43215 among others
and promises to receive wide acclaim for its thoughtful and elegant
design.

JULY
6, 2006
Units
202 and 204 have been 90% completed in preparation for the City
Hop Tour which occurred June 17. These units are now being "punched
out" and cleaned and will serve as model units for buyers to
see building standard and upgraded finish and fixture selections.
The remainder
of the units have all been framed and roughed in. Drywall is currently
being hung throughout the building. The elevator is scheduled to
be completed the week of July 10. All balconies have been installed
and curtain wall glass is being installed on the north building.
Balcony railings have been installed on 2nd floor units in the new
building. Garage doors are installed and exterior site work has
been completed on the east side of the buildings. Skylights for
the 4th floor penthouse unit and hallway are installed. All kitchen
and bathroom cabinetry has been received and will be installed as
units are finished.
MAY
8, 2006
All floors
of the new building have been decked with the roof structure scheduled
for completion within 7-10 days. The second and third floors have
been poured and saw cut allowing for interior framing to begin.
These units are expected to be framed by the end of this week with
rough mechanical installation beginning the following week.
Framing,
rough plumbing and rough electric are nearly complete in the existing
building with HVAC rough-in progressing. Drywall will begin the
week of May 15th. The West stairwell has been framed and the steel
stairs are to be deliveed 5/8/06 with installation taking approximately
2 weeks. Terraces for the existing building will be installed during
this time as well.
The east
sidewalk has been demolished in preparation for the new curb cut
and apron into the garage.
MARCH
15, 2006
Steel
bar joists and miscellaneous structural steel are on site and erection
of the bar joists has begun. Eastern two-thirds of these members
will be installed by the end of this week and the decking for this
section will be completed by Wednesday of the following week. All
roof deck repairs have been completed to the southern building and
installation of insulation and roof membrane will begin on Thursday
the 16th with completion slated for the 21st.
Construction
of the west stairway and miscellaneous metals is scheduled to begin
on the 17th. Interior framing on the southern building will begin
on the 20th followed closely by plumbing, electric and HVAC rough-in.
This work will continue up through the 3rd and 4th floors then across
to the new structure.
FEBRUARY
28, 2006
Masonry
work continues with the completion of the elevator shaft, east wall
and North wall of the new building all in preparation for delivery
of steel joist and deck material by the end of this week. Joist
and deck is to be erected beginning the week of March 6 and is scheduled
to be completed by early April.
All new
electrical gear has been delivered and installed with new service
scheduled to be activated March 2nd. The roof has been removed from
the existing building and deck repairs will proceed through the
week. New windows have been installed and metal flashing is proceeding.
All underground plumbing has been completed. Upper floor plumbing
layout will take place the week of March 6. Framing of upper floor
walls in the existing building is scheduled for March starting on
the second floor and moving up to the 4th then over to the new building.
